Pricing right does not mean pricing high. It means pricing where a ready buyer actually sees value today, based on real Des Moines sales and your home's true condition. Pricing is positioning, not protection. A number set high to leave room does not protect your equity, it quietly costs you the one thing you cannot get back: a strong first few weeks on the market.
