The #1 Thing Buyers Say They'd Do Differently (and How to Avoid It in Bondurant)

Ask a room full of homeowners what they would do differently, and one answer keeps coming up from buyers who built new: "we will never build again, it was too much of a pain, next time we are only buying something already built." The regret is not about the finished product. It is about the process.

Bondurant is one of the fastest-growing communities in the metro, which means new construction is on the table for a lot of first-time buyers here. New builds are not a bad choice, they just come with a different set of trade-offs than people expect going in.

Here is the trade-off at the center of the regret. Certainty versus control. A new build gives you modern systems and a builder warranty, real value. What it does not give you is much room to negotiate, and it hands a lot of the timeline and the decisions to someone else's schedule, not yours. Buyers who go in expecting the same flexibility as an existing-home purchase are the ones who end up frustrated.

What I typically see in Bondurant is that the buyers who are happiest with new construction went in with realistic expectations about delays, upgrade pricing, and the builder's own contract and lender being written to protect the builder, not them. As one example, a buyer who assumes a "spring" close date is firm can end up scrambling on a lease or a moving truck when it slides to early summer, which is common and rarely anyone's fault.

The fix is simple: decide upfront what you are optimizing for, low maintenance and predictability, or price, character, and negotiating room, and bring your own representation either way so someone is reading the fine print just for you.
