The real starting point is getting clear on your timing, your true budget comfort, your must-haves versus nice-to-haves, and how much risk you can stomach. Skip that, and you feel the pressure later when you are under contract on the wrong house. A good transaction is not the fastest one. It is the one you understand at every step.

The second mistake is buying at the very top of the bank’s approval. What a lender approves and what you can comfortably live with are two different numbers, and the gap is where house-poor lives. The third is falling for finishes and ignoring the expensive bones, the roof, the HVAC, the foundation. The fourth is stripping protections to win an offer, because removing a contingency does not remove risk, it transfers it to you. And the fifth is reacting instead of responding when the inspection report lands or the appraisal comes back, because most deals that fall apart fall apart over reactions, not actual problems.

Here is the trade-off underneath all of them. Speed versus understanding. Almost every first-time buyer mistake comes from moving fast to avoid missing out, instead of slowing down for five minutes to understand what you are agreeing to. Calm beats reaction. Clarity beats speed.

What I typically see is that the buyers who avoid these are not smarter or richer. They just had someone in their corner whose job was to tell them what matters and what does not, before the decision, not after.
